Home & Real Estate Appraisal Inquiries

Need a professional opinion of a home’s value? Start with an availability and scope review. California United Appraisals welcomes inquiries from all 50 states and confirms the property location, intended use, applicable state requirements and suitably qualified local appraiser before accepting an assignment. A nationwide inquiry option is not a promise of immediate service in every location.

Request a home appraisal availability review

Tell us what the appraisal is for

The right assignment starts with the question the report needs to answer. A prospective sale, private planning decision, estate matter, dispute or financing request may require a different scope, effective date and intended user. Explain the purpose before ordering; not every use can be accepted.

If a lender is involved, ask that lender about its ordering process and accepted appraisers first. A privately ordered report is not automatically acceptable for a mortgage, refinance or other lending decision. Court, tax and estate uses may have additional requirements that must be reviewed in advance.

What to include in your first inquiry

  • Property city, county, state and ZIP code, plus the property type: single-family home, condominium, small residential income property or another type.

  • Your relationship to the property and whether you are authorized to request the work.

  • The report’s purpose, intended recipient, requested value date and deadline.

  • Whether a lender, attorney, court or tax professional has provided specific appraisal requirements.

  • Known complexity: major renovations, additions, unusual acreage, mixed use, damage, incomplete construction or limited access.

  • A contact method and any access or occupancy constraints. Share full documents only after the appropriate submission method is confirmed.

How the review works

  1. Scope review. We clarify the property, purpose and requested deliverable.

  2. Qualification and availability check. We confirm an appropriately state-licensed or certified appraiser, relevant experience and any additional assignment or coordination requirements before acceptance.

  3. Written scope and fee. Inspection needs, records, timing, intended users and fee are agreed before work begins. Real estate work is quoted separately from our vehicle appraisal services.

  4. Property and market analysis. The engaged appraiser determines the necessary inspection and analysis. Photographs alone are not assumed sufficient for every home or assignment.

Pricing and inspection

Los Angeles-area starting fees are shown below. These are base fees, not a final quote. Property size, location, complexity, purpose, access and report requirements can change the fee. Other locations are quoted individually. Travel, special features and expedited work are quoted separately when available. The appropriate appraisal method, qualified appraiser, final fee and timing must be confirmed before an assignment is accepted.

Desktop valuation

No physical visit, subject to adequate records and assignment suitability. Single-family home or condo/townhouse: from $399. Two-to-four units: from $599. Vacant land: from $549.

Exterior / drive-by valuation

Exterior observation with supporting market research, subject to suitability and local availability. Single-family home or condo/townhouse: from $449. Two-to-four units: from $699. Vacant land: from $649.

Interior and exterior appraisal

Property inspection and valuation analysis for the agreed scope. Single-family home or condo/townhouse: from $549. Two-to-four units: from $799. Apartments with five or more units, unusual properties and complex assignments: request a custom quote. Vacant land requires a separately agreed scope, not an interior inspection.

These real-estate fees are separate from the $250 classic-car and $299 vehicle diminished-value services. No payment or assignment is created by reviewing prices.

An appraisal is not a home inspection

A market-value appraisal answers the agreed valuation question. It does not replace a structural, safety, environmental or mechanical inspection, determine insurance coverage, or guarantee a sale price, lending decision or third-party acceptance. A repair-cost estimate is a separate service from an opinion of real estate value.

Useful preparation and credentials

Once scope is agreed, useful records may include property characteristics, floor plans, relevant improvement permits and receipts, prior reports and any specific recipient instructions. Improvements do not necessarily increase value by their cost. The appraiser evaluates relevant evidence for the assignment.

You can review professional credential information through the Appraisal Subcommittee national registries and the issuing state regulator. Credential verification and assignment suitability are separate from any guarantee of report acceptance.
